Holding deposits explained

A holding deposit reserves a property while references are completed. It's capped and regulated — here's exactly how it works on Roguemove.

How much it is

A holding deposit is capped at one week’s rent under the Tenant Fees Act 2019. You pay it securely in-app the moment your offer is accepted, and the listing moves to Let — subject to references.

It comes off your first payment

When the tenancy goes ahead, your holding deposit is credited against your first month’s rent or your tenancy deposit — it is not an extra cost.

When you get it back

If the landlord withdraws, or you pass referencing and the let proceeds, your money is protected. The deposit can only be retained in the specific circumstances allowed by law — for example if you provide false information or withdraw — and the landlord has 15 days to progress the tenancy.
